NOTICE OF FORECLOSURE SALE Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Mark Lazarek and Paula D. Lazarek in favor of Hancock Bank, a tradename of Whitney Bank, now known as Hancock Whitney Bank, a Mississippi state chartered bank (the "Mortgagee"), said mortgage having been recorded on April 24, 2017 in the Office of the Judge of Probate of Baldwin County, Alabama, as Instrument No. 1629411 (the "Mortgage"), Mortgagee, under and by virtue of the power of sale contained in said Mortgage, will sell at public outcry to the highest bidder for cash, at the main entrance to the Baldwin County Courthouse at 1 Courthouse Square, Bay Minette, Baldwin County, Alabama 36507 on the 1st day of March 2019, during the legal hours of sale, the following described real estate situated in Baldwin County, Alabama, to wit: From the Northwest corner of Section 30, Township 6 South, Range 3 East, Baldwin County, Alabama, run N-89 degrees 38' 04" E, along the North line of said Section 30, a distance of 2,655.8 feet to a point; thence run S 00 degrees 50' 12" W, a distance of 31.3 feet to a crimptop iron pin which is the North marker pin of the East/West boundary line as set, per Final Decree of the Circuit Court of Baldwin County Case Number CV-87-500047 (Whiting et al vs. Troup) as recorded in Real Property Book 413, Pages 982 through 991, for the Point of Beginning; thence continue S-00 degrees 50' 12" W, along the East/West boundary line a distance of 399.45 feet to an iron pin; thence run N-89 degrees 39' 53" E, a distance of 246.9 feet to an iron pin lying on the West right-of-way line of Highland Drive; thence run N-00 degrees 09' 06" E, along said West right-of-way line a distance of 399.27 feet to an iron pin at the intersection of the West right-of-way line of Highland Drive and the South right-of-way line of Red Barn Road; thence run S-89 degrees 41' 32" W, along said South right-of-way line a distance of 242.1 feet to the Point of Beginning. Said property contains 2.2 acres and is Subject to a 20-foot Ingress and Egress Easement along the Western end thereof.
