Baldwin County's May 2021 Housing Report

ROBERTSDALE – Even with home prices continuing to rise, Baldwin County real estate is not slowing down. Baldwin REALTORS® Multiple Listing Service (MLS) reports significant year-over-year increases for May 2021 of Average Sales Price, New Listings and Closed Sales in both the Resort market of Baldwin County (all of Orange Beach and Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) and the Traditional Residential area (everything else in Baldwin County not included in the Resort market areas).

The Traditional Residential market in Baldwin County saw an Average Sales Price of $324,482 in the month of May 2021, which is a 22.7% increase from May 2020. There were 727 New Listings and 562 Closed Sales for this area in the past month. May 2020 only saw 621 New Listings and 411 Closed Sales. Additionally, Average Days on Market (DOM) continues to sit extremely low at 36 Days (compared to 66 Days in 2020) proving what we all are seeing – homes quickly going under contract.

The Resort area of Baldwin County saw a 25.1% increase in Average Sales Price from the previous year, and Closed Sales increased by 79.6%. New Listings increased from 290 in May 2020 to 338 this past month. Average Days on Market for the Resort area also saw a significant drop by 47%, resulting in just 44 DOM. This market in our county continues to show great recovery from the difficult year prior.

  • Average Sales Price Change from May 2020: Increased 32.6%

Coastal Condos

  • Residential Properties sold in May 2021: 184
  • Average Sales Price: $451,788
  • Average Days on Market: 42
  • Average Sales Price Change from May 2020: Increased 10.8%

Coastal Homes

  • Residential Properties sold in May 2021: 108
  • Average Sales Price: $576,031
  • Average Days on Market: 44
  • Average Sales Price Change from May 2020: Increased 44.7%

Eastern Shore

  • Residential Properties sold in May 2021: 270
  • Average Sales Price: $387,414
  • Average Days on Market: 37
  • Average Sales Price Change from May 2020: Increased 27.3%

North Baldwin

  • Residential Properties sold in May 2021: 27
  • Average Sales Price: $228,076
  • Average Days on Market: 37
  • Average Sales Price Change from May 2020: Increased 23.2%
