The traditional residential real estate of Baldwin County saw positive data trends in almost all categories for June 2023.
Baldwin REALTORS® Multiple Listing Service labels the resort/island-based area of real estate within the county as all of Orange Beach, Fort Morgan and anything in Gulf Shores south of Canal Road/180; any Baldwin properties not within these areas of the county are considered traditional residential. Baldwin MLS reports year-over-year increases in average sales price, total closed sales and total amount sold for properties in the traditional residential areas.
However, resort properties saw a decline from June 2022's market in these statistical categories.
Traditional residential properties experienced a 5.2% increase in average sales price at $405,946. Properties stayed on market longer with an average of 49 days, which is 28 more days than the average a year ago. For the first time in several months, total closed sales surpassed the previous year's number at 559 units sold (in comparison to 540 units sold in June 2022). There was only a six-property decrease from the year prior in new inventory added within the month.
Resort/island-based properties saw a 4.2% decrease from June 2022 in average sales price, resulting in $680,028. Listings spent more time on market at an average of 68 days, compared to just 21 days the year prior. A decrease was also reported in total closed sales as 213 properties solid in June 2023, compared to 248 in June 2022. New inventory added in this area of the county last month was 72 less properties than the year before.
